NORTHWEST ASSOCUVTE© CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 12 July 1984 <br />RE: Wrona Lot Split /Variance <br />FILE NO: 758.09 - 84.33 <br />This memorandum contains supplemental review material which was over- <br />looked in the previous report. It regards the requirements of the <br />Shoreland Overlay District for Recreational Development (RD) Lakes, <br />within which the proposed subdivision lies. <br />The lot width requirements in the R -1 and Shoreland Districts are <br />identical (75 feet), however, this minimum must also be met at the <br />Ordinary High Water Mark (OHW) in a Shoreland District. While the lots <br />would exceed the 75 foot width at the street and fall short of the <br />minimum by just a few feet at the building setback line, the new lots <br />would be significantly substandard at the OHW. The present lot width <br />at the OHW is approximately 80 feet, making the proposed lots just 40 <br />feet wide each. <br />cc: Joe Chlebeck <br />.
