'11NUTES <br />Planning Commission <br />Aug. 9, 1984 <br />Text Mr. DeLonais questioned going to 15,000 square feet for a duplex lot <br />Amendment in an R -2 district. DeLonais listed several cities that had a <br />Lot Size In smaller lot size than the 15,000 square feet proposed. <br />R -2 Districts <br />Ball fields <br />Mrs. Timmons pointed out that there were no undeveloped R -2 properties <br />in the City and this would only effect property that is rezoned to <br />R -2. Timmons stated that a larger lot in an R -2 district would <br />probably have more value. <br />Mrs. Kingsbury pointed out that it would also cause the price of the <br />home to go up. <br />The Planner stated that he suggested at least a 12,500 lot and suggested <br />that a 15,000 square foot lot be considered. The Planner pointed out <br />that with a duplex on a 10,000 square foot lot the City will have a <br />family living on 5,000 square feet. <br />The Planner pointed out that under the ordinance a quad would need a <br />16,000 square foot lot. <br />The Planner also pointed out that the R -2 district is a transitional <br />type of district. <br />Mr. DeLonais did not feel that the City's duplex lot should be larger <br />than the surrounding cities. <br />Mr. DeLonais recommended that the Council consider a duplex lot in an <br />R -2 district at 12,500 square feet rather than 15,000 square feet based <br />on a survey of adjoining communities who all have normally less than <br />a 12,500 square footage requirement. <br />Motion seconded by Mrs. Kingsbury. <br />Motion carried 7 — 1 with Mrs. Timmons voting against. <br />For. Costa commented that he felt that the Planning Commission should <br />have input in the City's decision on the purchase of additional <br />property for ballf.ields. <br />Mr. Ducharme reported that the city has entered into an option agreement <br />for the purchase of the Auge property. <br />Mr. DeLonais stated that he would like to make some comments as a <br />citizen and taxpayer of Little Canada. DeLonais felt that the City <br />should approach the School District for reconsideration of the sale <br />of Spooner Park to the City or for an option on the property. DeLonais <br />felt that the Auge property was too close to the City's current park. <br />DeLonais also stated that when attending a recent Council meeting he <br />became aware that. the City wanted park land in tlx Thunder Bay <br />development. <br />
