NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: <br />Little Canada Planning Commission <br />Little Canada Mayor and City Council <br />FROM: James Vick <br />DATE: 2 August 1984 <br />RE: Tereau Subdivision and Variance Request <br />File No: 758.09 - 84.35 <br />BACKGROUND <br />The Tereau property is located at 30 East Little Canada Road along the shores <br />of Round Lake. This area of the City is platted into 40 foot wide lots and <br />depths varying from 60 to 100 feet. Mr. Tereau owns four lots which he is <br />proposing to resubdivide into two lots. The property in question is subject <br />to regulations of both the R -1 District and the Shoreland Overlay District. <br />ISSUES AND ANALYSIS <br />The lot requirements and setbacks specified in the R -1 District are as follows: <br />Lot Area <br />Lot Width <br />Setbacks <br />10,000 Square Feet <br />75 Feet <br />30 Feet - front yard <br />10 Feet - side yard <br />30 Feet - rear yard <br />The lot requirements and setbacks specified im the Shoreland Ordinance for <br />lakeshore property are as follows: <br />Lot Area 15,000 Square Feet <br />Lot Width 75 Feet <br />Setbacks 50 Feet - OHW <br />20 Feet from street <br />Maximum Impervious Surface - 30% of lot <br />The Ordinance states that under the joint application of districts, the more <br />restrictive requirements shall apply.
