NORTHWEST ASSOCIATED CONSULTANTS INC. <br />July 18, 1984 <br />Mr. Joe Tereau <br />30 East Little Canada Road <br />Little Canada, Minnesota 55118 <br />RE: Little Canada - Tereau Development Request <br />File No: 758.09 - 84.35 <br />Dear Mr. Tereau: <br />JUl 19 1984 <br />CITY OF <br />LITTLE CANADA <br />As discussed this morning by telephone, the proposed development of your <br />westerly vacant lot (Lot 12) will at minimum require the processing and <br />approval of a variance request due to the fact that the lot size is below <br />the minimum for the zoning district. To have this matter considered, you <br />should contact Mr. Joseph Chlebeck, City Clerk for a copy of the required <br />application. This should be completed and filed with the appropriate fee <br />with Mr. Chlebeck on or before 30 July 1984. <br />As I indicated to you, it is my impression that Lot 11 should be combined <br />with Lot 12 as a minimum to create a buildable parcel. These two lots <br />begin to equate the average lot size in the immediate vicinity of your <br />property. This combination will also require a subdivision application <br />being reviewed and approved. The City can, however, provide you with a <br />determination on this matter as part of the variance review and considera- <br />tion process. Assuming the City Council would approve the variance subject <br />to the combining of Lots 11 and 12, the subdivision process will require <br />an additional thirty day approval time. This suggests a 1 October time <br />schedule. However, should a sale of the land be targeted for 1 September, <br />I believe you could proceed with such a transaction contingent upon <br />finalization of the subdivision. I would recommend, however, you consult <br />with your realtor or attorney regarding this procedure. <br />I wish to emphasize to you that any and all of my comments made to date are <br />based upon a very preliminary review of this possible request. The feasibility <br />of developing Lot 12 is still a question in my mind based upon a site inspec- <br />tion which revealed a major drop of topography between Little Canada Road <br />and Round Lake. While as you suggest, a walkout basement house plan may <br />prove feasible, the potential filling which may be required could cause a <br />problem. <br />Assuming you wish an answer to your question on the acceptability of develop- <br />ment of the site, the only way to formally resolve this is to proceed with <br />the variance request.
