Grittman <br />DATE: 3 August 1984 <br />RE: IMAX Conditional Use Permit <br />File No: 758.09 - 84.38 <br />RIEVEIM <br />AUG 7 1984 <br />CITY OF <br />LITTLE CANADA <br />BACKGROUND <br />Imax Inc. has applied for a Conditional Use Permit to allow an open sales lot <br />on their property at 3175 Ryan Lane. A business currently operates on the <br />site, and the open sales (auto) would be in addition to the current use. Open <br />sales is a Conditional Use in the I -1, Light Industrial District, in which <br />the site is located. The current use is automobile repair. <br />ANALYSIS <br />The permit for outside sales is conditional upon several points. These are <br />as follows: <br />1. It is limited to 30% of the gross floor area of the principal use. <br />2. The use is fenced or screened from residential uses or districts. <br />3. Artificial lighting is hooded from public or residential view. <br />4. The use does not take up required parking area. <br />5. Sales area is grassed or surfaced to control dust. <br />6. Provisions for Conditional Use Permit administration are met. <br />Points 4 and 5 cause problems for the application as presented. As drawn, the <br />site plan provides for seven parking stalls and four sales stalls. Currently, <br />these areas are unpaved and; consequently, not marked. The Zoning Ordinance <br />requires parking stalls plus one space per 200 square feet of building area <br />over 2,000 square feet.
