Little Canada Planning Commission Page Two
3 August 1984
According to point 4 above, the open sales may not occupy any required
parking stalls. As the site is substantially underparked, this condition
cannot be met as drawn.
Point 5 requires that the area be paved or grassed. If the parking pattern
were able to be redesigned to allow for the proper amount of parking, the
lot should be required to be paved. In this regard, the general require-
ments relating to parking, state that all non - residential parking areas
be paved and that a curb surround the entire parking lot.
RECOMMENDATIONS
Based upon this analysis, it is recommended that the Conditional Use Permit
be denied at this time. It is further suggested that if the applicant wishes
to pursue the request, the site plan be redrawn to show the adequate number
of stalls and paved parking and sales area.
cc: Joe Chlebeck
Tom Sweeney
Ed Locke
Jim Kane
.. 42
