MINUTES <br />Planning Commission <br />May 10, 1984 <br />Belland <br />(Cont.) <br />Larry Lee <br />Rezoning <br />Requests <br />Mr. DeBace reported that there is no problem with NSP on the request. <br />DeBace pointed out that the Planner is recommending 60 feet between <br />the drives. <br />The Planner stated that the section of his report dealing with the <br />outdoor storage can be disregarded. <br />Mr. DeBace stated that'the front of the building would be blacktopped <br />and the remaining would be gravel. The lot size is 19,000 square <br />feet and the building consists of 1,800 square feet. <br />Mr. Licht suggested that bumper curbs be put around the gravel area <br />so that cars do not spill onto the grass area. <br />Mr. DeBace stated that they would use concrete curb stops. Deflate also <br />pointed out that the required setbacks from the railroad will be met. <br />Mr. DeBace requested approval of an 8 foot backyard setback variance. <br />The side yard and front yard setbacks would be met. <br />Mrs. Kingsbury stated that she would like to see the area cleaned up. <br />Mr. DeBace replied that this would be done. <br />Mr. DeLonais recommended approval of the rearyard setback as requested <br />by Mr. Welland contingent upon the Planner's recommendations in his <br />May 8, 1984 report less the section dealing with the conditional use <br />permit as there will be no outdoor storage and allowing Mr. Belland <br />to operate an auto repair garage and also approving the change of the <br />property from an outlot to a buildable lot. <br />Motion seconded by Mr. Iierkenhoff. <br />Motion carried 6 - 0. <br />Mrs. Kellerman, a neighbor of the Larry Lee property, appeared before <br />the Commission. Mrs. Kellerman reported that Mr. Lee has been operating <br />a sand pit on his property for a year and a half. Mrs. Kellerman was <br />concerned that the neighbors have been subjected to this operation <br />and the construction of the industrial park for the past four years. <br />Mrs. Kellerman reported that the burm has not been covered on the <br />residential side of the property. <br />Mr. Kellerman reported that they have had their house appraised and in <br />the last 18 months the value of their home decreased $7,000 due to this <br />construction. <br />Mr. DeLonais asked if Mr. Lee could operate a sand pit. The Planner <br />reported that he could, but that a permit would be required. <br />Page -6- <br />
