Little Canada Planning Commission <br />3 May 1984 Page Three <br />• As a matter of practicality, the City may wish to exclude the 57 foot <br />wide protrusion on the east between the main parcel and Condit Street. <br />This stip is just a few feet too narrow for a public street. By itself, <br />it is too narrow for development of any type, and it would be surrounded <br />by R -1 property. Its only potential is to be contained with abutting <br />properties and developed in conjunction with these parcels, or to acquire <br />enough property to be dedicated as a street between the Yorkton develop- <br />ment and Condit Street. In event of the former occurance, rezoning could <br />be detrimental. In the latter case, the zoning would make no difference. <br />RECOMMENDATION <br />It is recommended that Site #1 as shown in Exhibit B be approved for rezoning <br />from R -1 to I -1, Light Industrial District. The developer is to be alerted <br />to the fact that subsequent development proposals will require submission <br />of landscaping and screening plans detailing substantial screening from the <br />abutting residential property. <br />It is further recommended that Site #2 be approved for rezoning to I -1, Light <br />Industrial District. Screening from adjacent residential property will <br />similarly be required in this area.
