Little Canada Planning Commission <br />3 May 1934 Page Two <br />"Earth mounds, compact evergreen, or dense deciuous hedge five to <br />six feet in height, together with over and understory trees or <br />other plantings may be required in addition to or in lieu of <br />screening." <br />The developer should be prepared to include such landscaping in addition to <br />a solid wall or fence, both for visual and noise abatement. <br />SITE #2 ANALYSIS <br />Site #2 consists of approximately 20 acres as shown on Exhibit C, Site Plan. <br />Like Site #1, this parcel is zoned R -1, Single Fancily Residential. <br />The site is located in Planning District 5. The district is largely un- <br />developed. Existing development includes a mobile home park north of Owasso <br />Boulevard and a few residential and commercial uses along Condit Street <br />and Country Drive. <br />Industrial property dominates the abutting properties. Yorkton Industrial <br />Park's initial development lies to the west. To the north, the mobile home <br />park exists as a nonconforming use in an I -1 zone. Considering the small <br />degree of existing development, and the substantial amount of bordering <br />industrial property, this area appears to be a logical expansion of the <br />current industrial park area. As surrounding property will continue as <br />residentially zoned land, screening should be required in anticipation of <br />its development. <br />A conceptual development plan has been submitted for Site #2. Subject to <br />zoning approval, the following comments are included to direct the developers <br />in their planning: <br />• The number of access points to South Owasso Boulevard appears to be <br />excessive. Although classified as a local street, traffic could more <br />efficiently be handled internally and then accessing Owasso at a <br />minimum number of points. <br />• The future building sites "C" and "D" should be shown at least in concept <br />so as to better evaluate access /egress and circulation. <br />• A subdivision of the parcel will need to be addressed, or a planned unit <br />development pursued. Development proposals for the northeast corner <br />should be spelled out. <br />1.8 <br />
