NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 5 January 1984 <br />RE: Buechler PUD Subdivision <br />FILE NO: 758.09 - 83.41 <br />BACKGROUND <br />Mr. Carl Buechler is the owner of a double bungalow at 2604 -2606 North <br />Jackson. The legal description is Lot 6, Block 1, Preston Addition. He <br />has applied for a conditional use permit for a planned unit development <br />for the purpose of splitting the parcel along the party wall of the <br />structure. This would allow for the individual sale of each unit with <br />its separate parcel. <br />ANALYSIS <br />The Little Canada Zoning Ordinance states several purposes and goals for <br />a PUD, among these are: <br />923.010.A. Innovations in residential development to the end that the <br />growing demands for housing at all economic levels may be <br />met by greater variety in tenure, type, design, and siting <br />of dwellings and by the conservation and more efficient use <br />of land in such developments; <br />Such a procedure would provide a more efficient use of land and a greater <br />variety of housing tenure by providing owner occupied "single family attached" <br />units . This is a housing type currently only available to those who will <br />buy under a condominium arrangement, or to those who can afford to own the <br />entire lot and structure as income property. <br />923.010.H.
