c. Billboards and advertising signs. <br />2. If any property use or business changes ownership, all signs on that property including any sign <br />identifying a business no longer in existence, shall be brought into conformance within thirty <br />(30) days. <br />3. All non - conforming and prohibited signs created by this Ordinance shall be removed Dr brought <br />into conformity with this Ordinance within the following time periods: <br />a. Any sign in violation of Prohibited Signs: One (1) year. <br />b. All other non - conforming signs: Five (5) years from the date of the enactment of this <br />Ordinance. <br />4. A non- conforming sign may not be: <br />a. Changed to another non- conforming sign. <br />b. Structurally altered except to bring into compliance with the provisions of this Ordinance. <br />c. Expanded. <br />d. Reestablished after its removal for Thirty (30) days. <br />e. Reestablished after damage of more than fifty (50) percent of sign replacement cost except <br />to bring into compliance. <br />Non - Conforming Sign Maintenance and Repair. r lathing in this section shall be construed us <br />relieving the owner or user of a legal non - conforming sign or owner of the property on which the <br />legal non - conforming sign is located from the provisions of this section regarding safety, mainte- <br />nance, and repair of signs contained in Section 903.110 C., 1. Provided, however, that any <br />repainting, cleaning, and other normal maintenance or repair of the sign or sign structure shall <br />not modify the sign structure or copy in any way which makes it more non - conforming or the sign <br />shall lose its legal non-conforming status. <br />E. District Regulations. The following sections concern signs which require application and permit. <br />1. "R-1" and "R -2" Residential Districts: <br />a. Institutional or area identification signs (monument type only), provided Ihot the gross <br />square footage of sign area does not exceed twenty -four (24) square feet and if the sign <br />is freestanding, the height does not exceed eight 18) feet. <br />2. "R -3 ", High Density Residential District and "R -4" Mobile Home Pork District: <br />a. Residential Area Identification: Only one (it sign may be erected on the subject property. <br />3. "R -B ", Residential Business District: <br />a. Business Signs. Only one (1) sign shall be erected on the subject property. <br />(1) <br />Freestarxli ng or Wall Sign. Not more than eighteen (18) square feet in total area <br />nor higher than six (6) feet. <br />4. "8-1 ", Limited Neighborhood Business District: <br />a. Within the "8-1" District, the maximum allowable square footage of sign area per lot shall <br />not exceed the sum of one (1) square foot per front foot of the building, plus one (11 square <br />foot for each franc foot of lot not occupied by a building, up to one hundred (100) square <br />feet. Each lot will be allowed one (1) pylon or freestanding sign and one (1) wall sign or <br />tv.o i2) wall signs total . <br />
