?MINUTES <br />Planning Commission <br />'larch 8, 1984 <br />Haglund <br />(Cont.) <br />Nardini <br />Rezoning <br />Request <br />Mr. Grittman stated that under the circumstances, the proposal will <br />probably not need to go before the Planning Commission nor the <br />Council. <br />Mr. French asked what the front yard setback would be. Mr. Grittman <br />replies] that there is 30 and a half feet in the front yard, and <br />therefore, the setback requirement would he met. <br />Mrs. Nardini stated that it was her understanding that there was <br />a different front yard setback on Edgerton. <br />Mr. Grittman stated that their interpretation of the ordinance is <br />that Edgerton is a local ,jurisdiction street and, therefore, the <br />50 foot setback is not considered to apply. <br />Mrs. Nardini stated that she thought there was something different <br />about Edgerton and suggested that this be checked into. <br />Mr. Trench stated that the area of Edgerton where he lives, there is <br />a 50 or 55 foot front yard setback. <br />Nardini suggested that the Building Inspector check into this. <br />Mrs. Nardini reported that she owns two lots on Demont currently <br />zoned R -2. Nardini reported that she purchased the property in <br />1979 and at that time the property was zoned B -3. She requested <br />that the property be rezoned R -2 as she intended to build 4- plexes <br />on the property. However, interest rates rose shortly thereafter, <br />ardthe plan was no longer feasible. <br />Mrs. Nardini reported that she has had the property for sale for <br />about three years with no interest being shown. However, she has <br />had some inquiries of late, but the interested parties would like <br />B -3 zoning. <br />Nardini pointed out that the property is surrounded by 13 -3 property. <br />Mrs. Timmons stated that she felt the property should be B -3 and <br />did not understand why the City spot -zoned this property. Mrs. <br />Timmons pointed out the Planner's report. <br />Mr. DeLonais asked what is located to the east of this property. <br />Mrs. 'Timmons replied that there are houses to the east, but that <br />this property was also B -3. <br />Mrs. Peterson, the abutting property owner, informed the Commission <br />that her property was originally R -1, but was rezoned by the City <br />to B -3 and she was never notified. <br />e -4- <br />
