NORTHWEST ASSOCIATED CONSULTANTS INC.
February 23, 1984
Mr. Ed Locke
Building Official
City Administrative Offices
515 Little Canada Road
Little Canada, Minnesota 55118
RE: Little Canada - Carle Landscaping
File No: 758.09 - 83.06
Dear Ed:
Prior to the City Council meeting last evening, I met with Jerry Carle
to review several questions relative to the development of his landscape
operation. The matters covered and resolved were as follows:
1. Fencing on south border abutting mobile home park: Due to costs
of materials, Mr. Carle wishes to go back to a solid wood fence
for screening. In my opinion, such a modification in plans is
acceptable, as the City Council approved this type of screen in its
initial action.
2. Addition of extra center materials storage area: There is apparently
a need, due to diversity of materials, to have another storage area
within the center of the site. I see no problem with this internal
site plan modification, provided the areas are properly defined
and that twenty to twenty -four foot designated driveways are
maintained.
3. Screening of outside equipment storage area: Mr. Carle has
questioned the need for this requirement. To resolve the matter,
I am scheduled to meet with Mr. Carle on the site on 5 March to
further review this natter. If possible, I would also like your
attendance.
4. Performance security: Mr. Carle was questioning the need for the
security deposit to insure compliance with the conditional use
provisions. He is, however, checking into the cost of a letter
of credit. I suggested the possibility also of releasing a
percentage of the letter of credit or security as work is
completed.
I am alerting you to these factors so that when a building permit is
applied for, most questions are resolved. The security matter will,
however, require resolution prior to the issuing of a permit.
FEB 24 1984
4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/92620
LITTLE CANADA
