MINUTES <br />Planning Commission <br />April 12, 1934 <br />Villeaux & <br />Peterson <br />Rezoning <br />The Planner replied that up to 4 unit residential buildings are <br />allowed as well as offices and retail activities associated with <br />clinics. <br />Mrs. Nardini informed the Commission that the Council had some <br />gentlemen in encouraging that the area be designated for tax <br />increment financing. <br />Mr. Licht explained this financing. <br />Nardini pointed out that there is interest in commercial development <br />for the area. <br />Mr. Ilerkenhoff stated that he is concerned about the residents in <br />the area. lierkenhof.f pointed out that businesses come and go. ' <br />Mr. Steele stated that he felt RR zoning would he the best for <br />this property. <br />Mr. Costa asked if the property were rezoned to RI, if the residents <br />would he in favor of a car wash. Mr. Villeaux stated that he did <br />not object to the car wash, but was most concerned about the patrons <br />of Hoggsbreath. <br />Karen Peterson pointed out that they have had their home broken in <br />twice and she was concerned that the additional parking and car <br />wash would not help their security. <br />Mr. Durray stated that the area is currently dark at night, but <br />would be lighted if developed as he proposes. <br />Mr. Licht also pointed out that a provision of the Hoggsbreath <br />liquor license is to have security patrolling the Hoggsbreath <br />properties. <br />Mrs. Timmons pointed out that Mr. Durray will want to protect his <br />investment in the car. wash. <br />Mrs. Nardini pointed out that there will still he an extensive area <br />to the north that will he vacant. <br />Mr. Perlinger recommended that the Peterson and Villeaux properties <br />be rezoned to RR. <br />Motion seconded by Mr. Steele. <br />Motion carried 6 — 2.
