The area is zoned B -3, General <br />Business District. The ordinance violations include building setbacks <br />along Middle Street. Also included in the request is a conditional use <br />permit for off -site parking across Little Canada Road on the Venetian <br />Inn property. <br />The proposed new warehouse is an extension of the existing structure <br />to the rear of the property. The new storage areas are proposed to <br />surround a new parking area. The storage structures are covered <br />structures which are open to the center. <br />ANALYSIS <br />Currently, the traffic funnels off of Little Canada Road directly onto <br />the paved parking area in a rather haphazard manner. In this respect, <br />the proposal to better channelize traffic on -site is viewed positively. <br />Another positive change is the addition of on -site parking. At present, <br />traffic circulates around a covered storage area and parking is not <br />convenient in the "yard" area. <br />The off -site parking proposal appears to be adequate. The restaurant <br />parking lot is well within the 350 foot limit for off -site parking. <br />Additionally, the restaurant and Budget Power have different peak use <br />periods and this sharing arrangement should function adequately. <br />38 <br />482.0 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925-9420 <br />
