Little Canada Road <br />Little Canada, MN 55117 <br />Dear Joe: <br />We are in the process of concluding negotiations with a tenant who <br />will sublease the present Cub Foods building on Rice and Minnesota Streets. <br />The new tenants are headquartered out of state (Oklahoma) and have asked <br />me to secure city guidelines for use permits. <br />Specific questions which need to be resolved are: <br />1. Can the present building be used for warehouse /storage purposes? <br />2. Are there any restrictions regarding hours of usage for the parking <br />lot, specifically for the usage as an entertainment center /go -kart <br />track? <br />3. Are there any existing ordinances regarding noise levels, barri- <br />cading of property, and out door storage of portable barriers <br />(i.e., tires used to ring the go -kart track)? <br />4. Is there a time limit for leaving the building vacant while using <br />only the parking lot? <br />This tenant is eager to conclude a deal as part of a move into Minnesota, <br />and is offering a very attractive rental package to us.
