NORTHWEST ASSOCIATED CONSULTANTS INC. <br />April 2, 1984 <br />Mr. Tom Thueson <br />Cub Foods <br />Lumberman's Exchange Building <br />127 Water Street <br />Stillwater, Minnesota 55082 <br />RE: Little Canada - CUB Food <br />File No: 758.09 <br />Dear Mr. Thueson: <br />As City Planners for Little Canada, Mr. Chlebeck has referred your letter <br />of 23 March 1984 to me for a response. <br />The present zoning on the property is B -3 which restricts useage to retail <br />with only supportive warehousing as an accessory use. To allow for ware- <br />housing as a prime or principal activity, a rezoning to a B -W District <br />(Business- Warehousing) would be required. A go -kart track would qualify <br />as a commercial recreational use under the provisions of the Little Canada <br />Zoning Ordinance. A commercial recreational use would also require a B -W <br />rezoning. <br />Noise is regulated by the City according to State Department of Pollution <br />Control Regulations and Standards. Outdoor storage is permissible, provided <br />it does not take up required parking, is screened from public view and is <br />approved through a conditional use permit. <br />Relative to your last question on a time limit, I assume you are referring <br />to the warehouse being closed while a go -kart operation would be open. <br />This combination of uses may be possible through a conditional use of some <br />type. <br />As you are probably aware, both rezonings and conditional use permits require <br />applications, review and public hearings by the Planning Commission and City <br />Council.
