northwest associated consultants, Inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Steve Grittman <br />DATE: 2 November 1988 <br />RE: Little Canada - South Owasso Boulevard <br />Rezonings (Multiple Rezonings) <br />FILE NO: 758.09 - 88.56 <br />BACKGROUND <br />At its 26 October meeting, the City Council adopted rezoning <br />amendments for the northwest area of the City. Certain areas <br />were zoned according to the original proposals, and other areas <br />reflected Planning Commission recommendations for altered <br />proposals. One area was left in its current status subject to <br />further study. That area consists of the property north of the <br />mobile home park, east of Ryan Industrial Park and south of the <br />Burlington Northern Railroad. Original proposals called for a <br />rezoning to I -P, Industrial Park from I -1, Light Industrial. The <br />Planning Commission had recommended retaining the I -1 <br />designation. The Council is contemplating a Planned Unit <br />Development (PUD) zoning designation on this property. This <br />report will examine the purpose of PUD zoning, its impacts and <br />application to this area. Attached to this report is a map of <br />the area as rezoned with the PUD area highlighted. <br />ANALYSIS <br />There are two uses of Planned Unit Development under the Little <br />Canada Zoning Ordinance. One is as a conditional use permit <br />process which maintains the base zoning district and the <br />allowable uses in that zone. The second application of PUD is as <br />a base zoning district itself. This is the proposal made for the <br />subject property. Under PUD zoning, all allowed uses in other <br />districts, whether permitted or conditional, are allowed.
