Certain areas
were zoned according to the original proposals, and other areas
reflected Planning Commission recommendations for altered
proposals. One area was left in its current status subject to
further study. That area consists of the property north of the
mobile home park, east of Ryan Industrial Park and south of the
Burlington Northern Railroad. Original proposals called for a
rezoning to I -P, Industrial Park from I -1, Light Industrial. The
Planning Commission had recommended retaining the I -1
designation. The Council is contemplating a Planned Unit
Development (PUD) zoning designation on this property. This
report will examine the purpose of PUD zoning, its impacts and
application to this area. Attached to this report is a map of
the area as rezoned with the PUD area highlighted.
ANALYSIS
There are two uses of Planned Unit Development under the Little
Canada Zoning Ordinance. One is as a conditional use permit
process which maintains the base zoning district and the
allowable uses in that zone. The second application of PUD is as
a base zoning district itself. This is the proposal made for the
subject property. Under PUD zoning, all allowed uses in other
districts, whether permitted or conditional, are allowed. The
approval process is a three stage process - concept, development,
and final stages.
Page 7
4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925 -9420
