MEMORANDUM <br />northwest 2ssociated consultants, Inc. <br />TO: Little Canada Planning Commission <br />FROM: Mike Ridley /Stephen Grittman <br />DATE: <br />RE: <br />FILE NO: <br />5 January 1989 <br />Little Canada - Weber Rezoning <br />758.09 - 88.70 <br />EXECUTIVE SUMMARY <br />Proposal: <br />Mr. Charles Weber, owner of the property located at 2962 North <br />Rice Street, has submitted an application to rezone the property <br />in question from B -3, General Business to I -1, Light Industrial. <br />The parcel in question was recently rezoned from I -1 to B -3 as <br />part of the South Owasso Boulevard rezonings initiated by the <br />City to promote higher quality development in this area of Little <br />Canada. <br />Recommendation: <br />Our office believes this requested rezoning and use is <br />inappropriate at this location in the City. This report will <br />highlight pertinent information regarding this situation. The <br />City must decide if the proposed zoning as well as use, should be <br />allowed in this area of the City. <br />ISSUES AND ANALYSIS <br />Analysis: <br />Two buildings exist on the site in question. the applicant used <br />the western most building as a residence and the second <br />structure, to the rear of the parcel, was utilized for <br />manufacturing purposes. Both of these buildings have been <br />vacated over six months.
