RECOMMENDATION <br />Based on the information contained herein, we believe the City's <br />intent for rezoning this area of the City to B -3 was to promote <br />development that is more suitable to high traffic volumes and <br />visibility along Rice Street. Should the City find the rezoning <br />to I -1 appropriate, it is important to note that any I -1 use <br />could be established at this site provided all Ordinance <br />requirements are met. <br />The applicant's request for rezoning to allow auto repair can <br />only be accommodated with an I -1 zoning designation. We believe <br />a rezoning to I -1 of this parcel would compromise the intentions <br />of the City that prompted the recent rezoning to B -3. It appears <br />the best use for this site may not be realized for several years <br />due to the present 'unavailability of the property to the north of <br />the subject site. When this parcel becomes available, a <br />combination of these two lots will result in one legally <br />conforming B -3 lot.
