northwest Essociated consultEnts, inc. <br />PLANNING REPORT <br />TO:' <br />FROM: <br />DATE: <br />RE: <br />FILE NO: <br />BACKGROUND <br />Little Canada Planning Commission <br />Michelle Hren /Stephen Grittman <br />5 January 1989 <br />Little Canada - Centerville Road PUD Zoning <br />758.09 - 89.02 <br />A conditional use permit was recently requested to construct a <br />Conoco Gasoline Station at the corner of Little Canada Road and <br />Centerville Road in Little Canada on property owned by richard <br />McNamara. The City Council denied the request, citing safety <br />problems with the location of the curb cut on Centerville Road <br />and decided that other options for this site could be explored, <br />specifically rezoning the property to Planned Unit Development <br />(PUD) in order to have more control over the performance <br />standards of this site due to its highly visible location. <br />Additionally, the safety aspect of the curb cuts and circulation <br />conditions should be explored and could be controlled more easily <br />with a PUD zoning designation. <br />At one point Mr. McNamara was attempting to purchase Parcel E <br />owned by the Mondors. Apparently the Mondors are not willing to <br />sell. In any case, the area proposed for a rezoning includes <br />Parcels C, D, E and 10 as shown on the attached exhibit. Parcel <br />D is the proposed location of the Conoco Station Store.
