FEASIBILITY REPORT <br />IMPROVEMENT 88 -23 <br />CITY OF LITTLE CANADA, MINNESOTA <br />RE_CEIVE� \ \\\ <br />JAN 5 »as \ .. <br />fI� City of <br />G, Little Canada <br />LOCATION: Eli Road at Little Canada Elementary <br />School <br />NATURE OF IMPROVEMENT: Grading, storm sewer, concrete curb and <br />gutter, concrete sidewalk, bituminous <br />pavement of new driveways and parking <br />areas. <br />INITIATION: Petition <br />RIGHT OF WAY: Improvements are to be constructed on <br />School District property. <br />EASEMENTS: <br />SPECIAL CONDITIONS: <br />1/ <br />Oi 6? <br />It has not been determined at this writing <br />whether or not easements are required. <br />However, in view of the fact that the <br />School District is the sole petitioner and <br />also the sole beneficiary of the improvement; <br />it is assumed that if easements are required, <br />they will be granted by the School District <br />at no charge to the City. <br />This project is being undertaken by the <br />City of Little Canada in conjunction with <br />the construction of an addition to the <br />school in which the City is also participating. <br />Therefore, timing and coordination is <br />important. <br />The driveways and parking areas to be <br />constructed are adjacent to and parallel <br />with Eli Road. The storm sewer will flow <br />east under the driveway to the east edge <br />of the school property. and thence south to <br />Gervais Creek. <br />The project will eliminate a large washout <br />existing at the foot of the bank. <br />No work is planned for the parking area <br />west of the building. This area will remain <br />as is. <br />FEASIBILITY: This project is feasible. <br />PAGE •14- <br />
