There are nine lots in the Site Study No. 1 proposal. All lots <br />created by this proposal exceed the interior lot area requirement <br />of 10,000 square feet and corner lot area requirement of 11,000 <br />square feet. All lot widths meet the interior minimum of 75 feet <br />and corner minimum of 80 feet. Lot dimensions created by this <br />proposed subdivision are certainly adequate to accommodate a <br />single family home within the setback requirements. <br />Access <br />Access into the site would be provided by an internal street <br />ending in a cul -de -sac. Site Study No. 1 provides for rather <br />large lots along the east side of the internal street, however, <br />(though large in square footage), these lots are long and narrow <br />with street frontage closer to the 75 foot minimum. Lots <br />fronting the internal street would face a view of the city Center <br />and water tower (probably not the most desirable design <br />solution). <br />A possible street stub should be considered from the internal <br />street to the Henry Huot property to provide for future alignment <br />should that property develop. Subtracting a 50 foot right -of -way <br />amount from any of the proposed lots would require lot dimension <br />changes that would need to comply with R -1 lot requirements. <br />Easements <br />The Subdivision Ordinance requires a minimum six (6) foot <br />drainage and utility easement along all lot lines. These <br />easements are apparently shown on both site studies and appear to <br />be well within the minimum requirement. <br />SITE STUDY NO. 2 <br />Lot Requirements <br />There are 11 lots in the Site Study No. 2 proposal. All lots <br />created by this proposal also exceed the interior and corner lot <br />requirements. Most lot widths exceed the interior minimum of 75 <br />feet and corner minimum of 80 feet. The lots within Site Study <br />No. 2 though smaller in square footage than Site Study No. 1, <br />have wider frontages. Lot dimensions are adequate to accommodate . <br />a single family home and with the wider frontage may offer less <br />constrictive design choices. <br />Access <br />Access into the site would be provided by an internal street <br />ending in a cul -de -sac. In Study No. 2, lots are located along <br />both sides of the internal street. Lots on the west side of the <br />street back up to the City center and water tower instead of <br />facing them as in Site Study No. 1. <br />Page 6 <br />
