A possible street stub should also be considered from the <br />internal street for future connection into the Henry Huot <br />property. This would change some of the lot dimensions and any <br />redesign must conform to City Code. <br />Easements <br />The required six foot drainage easements are apparently included <br />in Site Study No. 2 along all lot lines. <br />RECOMMENDATION <br />Our office would recommend the approval of both concepts, <br />however, would favor Site Study Concept No. 2. Concept No. 2 <br />allows for a more desirable street configuration with lots <br />fronting both sides of the internal street. Study No. 2 also <br />provides two additional lots compared to Study No. 1 and the <br />lots, though smaller than Study No. 1, are proportioned to <br />provide for a desirable single family home. Either concept is <br />recommended for approval subject to the following conditions: <br />1. The possible introduction of a street stub to provide future <br />street alignment with the Huot property. Any design change <br />to conform to City Code. <br />2.
