A possible street stub should also be considered from the
internal street for future connection into the Henry Huot
property. This would change some of the lot dimensions and any
redesign must conform to City Code.
Easements
The required six foot drainage easements are apparently included
in Site Study No. 2 along all lot lines.
RECOMMENDATION
Our office would recommend the approval of both concepts,
however, would favor Site Study Concept No. 2. Concept No. 2
allows for a more desirable street configuration with lots
fronting both sides of the internal street. Study No. 2 also
provides two additional lots compared to Study No. 1 and the
lots, though smaller than Study No. 1, are proportioned to
provide for a desirable single family home. Either concept is
recommended for approval subject to the following conditions:
1. The possible introduction of a street stub to provide future
street alignment with the Huot property. Any design change
to conform to City Code.
2. Review and comments by City staff
cc: Joe Chlebeck
Tom Sweeney
Don Carley
Randy Roseuer
John Palacio
Carl Swanson
B.B. Chapman
Page 7
