The
mobile home park is a legally existing non - conforming use in a B-
3 zoning district. Mr. Anderson's request was denied by the City
Council on October 28, 1987. The Planning Commission had
recommended denial of the request at its October 8, 1987 meeting.
Concerns stated by Commission members included reasonable density
had already been exceeded at the site and that a negative
precedent may be established with City approval. Two Council
members suggested expansion of the existing garage as a means to
alleviate Mr. Anderson's storage problems.
Attached for reference: Exhibit A, Site Location; Exhibit B,
Proposed Site Plan; and Exhibit C, Previous Request Site Plan.
ANALYSIS
Non - Conforming Land Use:
Mr. Anderson's mobile home park property is zoned B -3 and
therefore the use in non- conforming. The Little Canada Zoning
Ordinance addresses non - conforming buildings, structures and
uses. One particular entry could be interpreted to apply to the
applicant's request. It reads as follows:
Page 20
4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925 -9420
