MEMORANDUM <br />TO: <br />FROM: <br />DATE: <br />RE: <br />FILE NO: <br />northwest 2ssociatec consultErts, inc. <br />Little Canada Planning Commission <br />Robert Kirmis /Stephen Grittman <br />8 May 1989 <br />Little Canada - Howe /DeBace Subdivision <br />758.09 - 89.22 <br />The submission of a proposal to develop a Hardees Restaurant upon <br />a parcel of land lying directly northeast of the intersection of <br />Rice Street and Country Drive has prompted attention to a <br />technical issue relating to the legal platting of the subject <br />property. According to the legal description of the property, <br />the subject parcel (3354 Rice Street) extends south of Country <br />Drive thereby containing a triangular shaped remnant of former <br />Lot 16 measuring approximately 1,000 square feet in size (see <br />Exhibit B). <br />In accordance with the development of the Hardees project, the <br />subject property should be legally split into two separate <br />parcels, each with its own accordant legal description.
