The building must meet all lot requirements as outlined in <br />Section 903.020.D.3 where it states that accessory buildings <br />shall not exceed 15 feet in height, shall be six (6) feet or more <br />from any other building or structure on the same lot and shall <br />not be located within a public drainage, utility, or access <br />easement. In no case shall an accessory building, use or <br />equipment be located closer than ten (10) feet to a rear yard or <br />side yard lot line. As shown on the site plan submitted, the <br />accessory building meets all requirements outlined per Ordinance. <br />RECOMMENDATION <br />Based on the above review, our office recommends approval of the <br />conditional use permit to allow a second accessory building to be <br />used for the hobby of restoring vintage cars contingent upon the <br />following: <br />1. The garage is used strictly for a residential utility <br />storage use and that a commercial use is not permitted. <br />2. The exterior of the building is similar to the principal <br />structure's exterior. <br />3. The storage of cars or equipment outside of the accessory <br />building is not allowed, except as otherwise allowed by <br />Ordinance. <br />4.
