2. Compliance of the proposal with all applicable parking <br />requirements as stated within Sections 903.050 and 903.060 <br />of the Ordinance. <br />3. Submission and approval of detailed signage plans. <br />4. Recommendations and comments from City staff. <br />Land Use. The proposed site is located within Planning District <br />4 of the Little Canada Comprehensive Plan. The Comprehensive <br />Plan encourages business warehousing and light manufacturing as a <br />development pattern for the area. The Mac's Model proposal will <br />be consistent with the goals and objectives of the City's <br />Comprehensive Plan. <br />Zoning. The site is zoned I -P, Industrial Park District. The <br />lot requirements and setbacks are as follows: <br />Lot Area: 40,000 square feet <br />Lot Width: 150 feet <br />Front Yards: Not less than forty (40 feet. <br />Side Yards: Not less than fifteen (15) on any side, <br />nor less than forty (40) feet on the <br />side yard abutting a public street. <br />Rear Yards: Not less than twenty (20) feet. <br />Mac's Models will be utilizing an existing 12,084 square foot <br />building on a 34,848 square foot parcel of property. The minimum <br />lot area requirement for the district is 40,000 square feet. At <br />34,848 square feet, the lot is currently under the minimum square <br />footage requirements. It should be noted, however, that the area <br />had previously been zoned I -1, with a minimum lot square footage <br />requirement of 20,000 square feet. All lot widths conform to the <br />Ordinance requirements. <br />The property conforms with all setback requirements with the <br />exception of the east side yard. The side yard setback from the <br />eastern lot line is closer than the minimum 15 feet required. <br />The site and building are existing and not proposed to be altered <br />or increased in square footage, however, our office feels it is <br />necessary to inform the City of the existing non - conformities of <br />the site itself. <br />Building Requirements. The existing building conforms to all <br />building requirements within the I -P District regarding height, <br />quality of materials and compatibility with surrounding <br />structures. <br />Page 38 <br />
