Retail Sales and Service Business with Fifty (50) Percent or <br />More of Gross Floor Area Devoted to Storage, Warehouses and /or <br />Industry. At least eight (8) spaces or one (1) space for each <br />two hundred (200) square feet devoted to public sales or service <br />plus one (1) space for each five hundred (500) square feet of <br />storage area. <br />For the Mac's Model proposal, this equates to 17 parking <br />stalls required for the retail, storage, repair, diagnostic <br />and test track facility (if the track is included with the <br />retail sales CUP and assuming the test track and repair area <br />comprise fifty (50) percent of the total area with the UPS <br />and light manufacturing functions. <br />Manufacturing, Fabricating, or Processing of a Product or <br />Material. One (1) space for each three hundred fifty (350) <br />square feet of floor area, plus one (1) space for each company <br />owned truck (if not stored inside principal building). <br />For the Mac's Model proposal, this equates to 20 parking <br />stalls required for the manufacturing, warehouse, office and <br />shipping functions (assumming fifty (50) percent of the <br />building with the UPS and light manufacturing functions), <br />plus one space for each company -owned truck. <br />Floor Area. The term "floor area" for the purpose of <br />calculating the number of off - street parking spaces required <br />shall be determined on the basis of the exterior floor area <br />dimensions of the buildings, structures or use times the number <br />of floors, minus ten (10) percent. <br />Depending upon how the test track use is interpreted, parking for <br />that activity would have to be calculated accordingly. <br />Calculations of parking for the test track would be determined <br />with either a commercial recreational use calculation or be <br />included within the retail sales and service business <br />calculation. <br />It was difficult to establish the number of stalls existing on <br />the site according to the site inspection. Parking stalls were <br />not specifically marked within the parking areas. All open off - <br />street parking areas will require a perimeter continuous curb <br />barrier around all parking areas and will need to be provided <br />around all metal buildings. All parking stalls shall be marked <br />with white or yellow paint four (4) inches wide and all parking <br />lot dimensions must comply with the table illustrated on page 25 <br />of the Ordinance (Section 903.050, 8.d). The site provides a <br />driveway that will have to be paved with asphalt, bituminous or <br />concrete to control dust. <br />Page 40 <br />
