Although they have a <br />Lakeshore Avenue address, one of the parcels is landlocked and <br />the other two front on County Road C. Please refer to site <br />location map for the context of this proposal. <br />ANALYSIS <br />The two new lots would front on County Road C to the north. As <br />they currently exist, Tract F is only 65 feet wide and Tract H is <br />100 feet wide. Tract I is landlocked to the south. The new <br />configuration essentially increases the westerly parcel width to <br />75 feet and combines the landlocked parcel with the parcel <br />abutting County Road C. Both new lots would exceed minimum area <br />requirements for R -1 District lots at approximately 13,800 square <br />feet for Parcel 1 and 18,100 square feet for Parcel 2. Following <br />are issues raised by this proposal. <br />• Setbacks <br />Parcel 2 currently has a house in place but which is not shown on <br />the subdivision plan. The Zoning Ordinance allows the <br />subdivision of lots with existing structures (as of 1980) to <br />create five foot side yards.
