northwest associated consultants, inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Kris Aaker /Steve Grittman <br />DATE: 10 July ].989 <br />RE: Little Canada - Variance Request for the <br />Proposed Appert and Griffer and Dorshow <br />Office Building <br />FILE NO: <br />BACKGROUND <br />758.09 - 89.33 <br />Appert and Griffer and Dorshow have submitted a setback variance <br />application and site plans far new offices to be located north of <br />Viking Drive and east of St, Judes medical facility. Please <br />refer to Exhibits A -H. The, property in question is a .7( +) acre <br />parcel of property zoned B -3, General Business District. The <br />proposed office building is a two -story building with 2,602 <br />square feet of first floor area and 2,720 square feet of second <br />floor area (5,322 square feet total). The building is located <br />near the southeast corner of the lot with parking to the rear and <br />on the west side of the building. This review and subsequent <br />planning report is to be considered in conjunction with reviews <br />conducted by the City Engineer, Building Inspector., Fire <br />Marshall, and other City staff in formulating an overall review <br />for the submitted request. <br />EXECUTIVE SUMMARY <br />Recommendation: <br />Based on the following review, our office would recommend the <br />denial of Appert and Griffer and Dorshow setback variance based <br />on the following findings: <br />1.
