77 <br />northwest associated consultants, Inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Kris Aaker /Stephen Grittman <br />DATE: 3 August 1989 <br />RE: Little Canada - St. Croix Print Addition <br />FILE NO: 758.09 - 89.42 <br />BACKGROUND <br />T.K. Enterprises has submitted an application and a site plan <br />requesting an amendment to their existing conditional use permit <br />for the St. Croix Screen Print site. The CUP was originally <br />approved to allow for screen print operations combined with a <br />small amount of retail sales within a B -3, General Business <br />District. <br />The proposal is to add on a ( +) 6,500 square foot office and <br />production area addition to an existing 3,750 square foot retail <br />and service business building located at 29 Viking Drive in <br />Little Canada. (Please refer to attached site location and site <br />plan exhibits.) The following review is based on the submitted <br />site plan and the provisions of the conditional use permit for <br />the site. <br />ISSUES AND ANALYSIS <br />Use. The proposed expansion of the screen print operations could <br />be allowed within the B -3 District with an amendment to the <br />original CUP. The following criteria were provisions of the <br />original CUP and would apply to the request for an addition as <br />well: <br />1. Noise does not exceed standards by the City Code and does <br />not infringe upon neighboring properties. <br />2.
