3. Adequate space is provided for loading facilities which do <br />not disrupt parking or access circulation. <br />4. Signing for the activities is in compliance with the <br />limitations of the provisions of this Ordinance. <br />5. The provisions of Section 921.010.0 (Conditional Use Permit <br />Administration) of this Ordinance are satisfactorily met. <br />Noise. With regard to noise, the addition shall not generate <br />increased noise levels from delivery vehicle traffic to <br />surrounding properties. <br />Outside Storage. The existing CUP stipulation of no outside <br />storage allowed on the site will continue to apply and shall <br />apply to the operations of the addition as well. <br />Loading. The original CUP stipulates that no semi - trailer truck <br />activity be permitted unless at such time as determined <br />necessary. If semi - trailers are now determined necessary for the <br />operation of the business, the loading area proposed would need <br />to be 70 feet deep. The site plan illustrates a loading area <br />with an 8 x 8 foot overhead door that is 18 feet deep. This <br />loading area could only accommodate small van -type trucks. If an <br />amendment to the existing CUP is approved by the City, our office <br />would recommend the stipulation that no semi- trailer trucks be <br />allowed on the site. <br />The site plan also provides a 14 foot wide parking stall in front <br />of an outside door leading to the production area. The <br />additional width of the stall will allow for additional <br />delivery /loading space if needed. <br />Signage. No additional signage has been proposed. If any <br />additional signage is required, submission of plans will be <br />necessary. <br />Lot Requirements and Setbacks. The lot requirements and setbacks <br />are as follows: <br />A. Lot Area: 15,000 square feet <br />B. Lot Width: 100 feet <br />C. Setbacks: <br />1. Front Yards: Not less than forth (40) feet. <br />2. Side Yards: <br />a. Abutting residential property or public <br />right -of -way: 40 feet <br />b. Abutting non - residential <br />property None <br />3. Rear Yards: Not less than twenty (20) feet. <br />The proposed addition conforms to all B -3 District lot area and <br />setback requirements. <br />Page 24 <br />
