Screening /Landscaping. Landscaping plans have not been submitted <br />with this application and will be required for staff review. <br />The proposed site has existing trees and vegetation and our <br />office would recommend the landscape plan allow for appropriate <br />trees and vegetation to remain. Proper screening of surrounding <br />land uses shall be accomplished through the use of berms, <br />vegetation or fencing along the parking lot, similar to existing <br />site conditions. A security shall be required to guarantee <br />screening /landscaping performance. <br />Parking. Parking calculations for the addition are as follows: <br />8 Stalls plus 1 space per 200 square feet of retail <br />sale /service equals 14 parking stalls required for the <br />proposed "office area ". <br />1 Stall per 500 square feet of manufacturing area <br />equals 10 parking stalls required for the proposed <br />production area. <br />The total parking spaces needed for the addition would be 24 <br />spaces. The existing parking totals 20 spaces, with only 16 <br />needed for the existing building operations. Total parking <br />required (existing and proposed) is as follows: <br />Existing Parking: 20 spaces <br />Parking Required for <br />Existing Business: 16 spaces <br />TOTAL + 4 spaces <br />Proposed Parking: 19 spaces <br />TOTAL 23 spaces <br />Required Parking for <br />Proposed Addition 24 spaces <br />- 1 space <br />Our office would recommend the addition of one more parking space <br />to provide the minimum required as per the Ordinance. <br />Building Plans. All building plans are required to be reviewed <br />by the City Building Official. <br />Grading and Drainage. Portions of an existing drainage swale <br />will be covered by the proposed addition and parking lot. All <br />lot grading and drainage will be subject to the review and <br />comments by the City Engineer. <br />Page 25 <br />
