4 7 ,1 <br />northwest associate° consultants, inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Kris Aaker /Stephen Grittman <br />DATE: 2 August 1989 <br />RE: Little Canada - Slumberland Distribution <br />Center Addition <br />FILE NO: 758.09 - 89.40 <br />BACKGROUND <br />Mr. Larry Lee has submitted site plans for City and staff review <br />of a 50,140 square foot addition to the existing 111,000 square <br />foot Slumberland distribution office and warehouse center. <br />Slumberland Distribution Center is located at 3060 Centerville <br />Road on a 15.8 acre site within an "I -P ", Industrial Park zoning <br />district. Please refer to the following exhibits: Exhibit A- <br />Site Location, Exhibit B - Site Plan, and Exhibit C - Floor Plan <br />and Elevations. <br />ISSUES AND ANALYSIS <br />Land Use /Use. The proposed 50,140 square foot warehouse addition <br />is a permitted use within the "I -P ", Industrial Park District. <br />Land use surrounding the site is as follows: <br />Location <br />Zoned Land Use <br />North of site I -P District Gardner Bros. Homes <br />South of site I -P District Pond /vacant <br />East of site R -1 District Residential <br />West of site I -P District Auto /parts repair <br />The warehouse addition is compatible with surrounding land uses <br />with the exception of the adjacent R -1 District to the east.
