Conditional Use. The site plan illustrates nine (9) trailer <br />parking stalls near the southeast corner of the existing <br />warehouse. A site inspection conducted by our offices on 1 <br />August 1989 revealed that the nine (9) trailer parking stalls are <br />existing and are currently being used for trailer storage. The <br />trailer parking /storage area requires a conditional use permit <br />due to the Ordinance requiring a permit for semi - trailer truck <br />parking as an accessory use. The applicant will need to obtain a <br />CUP to continue to use the existing trailer parking area and in <br />addition, the applicant will need to include any other areas on <br />the site intended for trailer parking /storage on the CUP <br />application. (It was also observed that trailers were being <br />parked up against the south wall of the existing warehouse near <br />the east corner past the shipping docks.) Please refer to <br />Exhibit B -Site Plan. <br />A conditional use permit approval for semi -truck or trailer <br />parking will require the fulfillment of the following criteria: <br />1. Parking area including stalls, drive aisles, and maneuvering <br />area, and in combination with storage area as defined in <br />Section 918.040.A. of the Ordinance, is equal to no more <br />than seventy -five (75) percent of the gross floor area of <br />the principal structure or twenty -five (25) percent of the <br />lot area, whichever is less. <br />The proposed accessory outdoor trailer parking /storage will <br />conform to the above mentioned criteria. <br />2. The area is fenced and screened from view of neighboring <br />residential uses and districts in compliance with Section <br />903.020.G of the Ordinance. <br />The area(s) in question are not currently screened from the <br />adjacent residential district to the east. <br />3. Storage is screened from view of the public right -of -way in <br />compliance with Section 903.020.G of the Ordinance. <br />The area(s) in question are not currently screened from view <br />of Centerville Road. <br />4. Storage area is black top or concrete. <br />Areas in question are blacktopped. <br />5. All lighting shall be hooded and so directed that the light <br />source shall not be visible from the public right -of -way or <br />from neighboring residences and shall be in compliance with <br />Section 903.030.I of the Ordinance. <br />Lighting in those areas are sufficiently hooded. <br />Page 24 <br />
