Our office would recommend the facade be <br />constructed in a similar fashion with similar features to the <br />existing building to closely resemble the existing structure on <br />the site. <br />Setbacks. The building conforms to all setback requirements <br />within the Ordinance and conforms to the sixty (60) foot setback <br />requirement "for type 11N" construction as stated in Section 506 <br />(b) of the Uniform Building Code. <br />RECOMMENDATION <br />Our office recommends approval of the Slumberland Distribution <br />Center addition subject to the following contingencies: <br />1. The applicant conform to all guidelines set forth in Section <br />921.010C of the Ordinance to obtain a CUP for accessory <br />outdoor trailer storage /parking. <br />2. That the outdoor trailer storage and parking areas are <br />adequately screened from residential districts and rights - <br />of -way. <br />3. The applicant provide 38 additional parking spaces on the <br />site. <br />4. The addition is reviewed by the City Building Inspector. <br />5. The building is constructed of materials as specified within <br />the Ordinance and is constructed in a similar fashion and <br />has similar features as the existing building. <br />6.
