6. Area does not take up parking space as required for <br />conformity to the Ordinance. <br />The areas are not counted in customer parking calculations. <br />7. The provisions of Section 921.010.0 of the Ordinance are <br />considered and satisfactorily met. <br />The applicant will need to satisfy all provisions of Section <br />921.010.0 of the Ordinance. <br />Parking. The parking demand for the new warehouse addition was <br />calculated as follows: <br />50,140 square foot addition less 10 percent common area at <br />one space per 1,000 square feet equates to 45 spaces <br />The existing parking demand for the office and warehouse was <br />calculated in the 17 April 1987 planning report as follows: <br />12,000 square foot office less 10 percent and at one space <br />per 2,000 square feet equals 54 spaces plus, <br />99,000 square foot warehouse less 10 percent at one space <br />per 1,000 square feet equals 89 spaces <br />The total required parking spaces needed for the existing <br />building and proposed addition totals 188 spaces. The site <br />currently provides 150 parking stalls with no new parking stalls <br />illustrated to accommodate the proposed addition. Our office <br />would recommend the addition of 38 parking stalls to the site in <br />conjunction with the warehouse expansion. <br />Screening /Landscaping. The site is within the 25 percent minimum <br />allowable area to be kept "green area ". <br />Screening /landscaping will need to be addressed regarding the <br />outdoor accessory trailer parking /storage areas. These areas are <br />required to be adequately screened from residential districts and <br />rights -of -way. The existing trailer parking areas are not <br />currently screened or landscaped. Our office would recommend the <br />submission of a landscape /screening plan addressing this issue. <br />Building Construction. The City Building Official shall review <br />and evaluate all building plans. All buildings in the I -P <br />District shall be constructed of solid wall masonry, pre -cast <br />concrete, aggregate panels, or wood frame masonry veneer <br />(excluding stucco). Wood and metal exterior may be allowed as <br />part of window and door frame or fascia treatment of the exterior <br />Page 25 <br />
