Proposed Building Addition: <br />50,140 square foot addition less 10 percent common area at <br />one space per 1,000 square feet equates to 45 spaces. <br />Currently the site illustrates only 136 parking stalls, two of <br />which are occupied by a trash dumpster. In regard to the 52 <br />stall parking deficit, a Slumberland representative has indicated <br />that the existing 136 stalls will sufficiently accommodate the <br />facility's parking demand. Our office does not view the deficit <br />as a problem, provided adequate land area is reserved for parking <br />should the need arise. <br />Screening /Landscaping. Generally all proposed plantings as <br />illustrated on. the original landscape plan dated May 1987 are <br />currently in place. Some concern, however, exists in regard to <br />proposed sodded areas. As shown on the attached site photos, the <br />front yard lying west of the parking lot has not been sodded as <br />designated on the original landscape plan. While it appears the <br />periphery of the site has been seeded for grass, the area <br />currently exhibits only scattered areas of growth. With the <br />exception of three Red Maple trees located along the subject <br />site's northern border, all trees as illustrated on the site plan <br />have been placed and appear healthy. Additionally, three <br />Colorado Spruce trees have been relocated directly west of the <br />facility's parking areas. <br />Trash. A trash dumpster is currently located in the southwestern <br />corner of the parking lot. The trash facility location was not <br />designated upon the original project site plan and is not <br />visually screened. If the trash dumpster is to remain in its <br />current location it should be completely enclosed by a structure <br />constructed of materials compatible to the site's principal <br />structure. <br />Accessory Building. As shown on the attached site photos, a <br />barn -type shed is located directly south of the building's <br />loading area. The structure had not been designated on the <br />original site plan. <br />CONCLUSION <br />With a few exceptions, the original site plan presents a valid <br />representation of the site's existing conditions. Noteworthy <br />issues which do not comply with the said plan and may warrant <br />attention include: <br />1. The 136 existing parking spaces fall 52 spaces short of the <br />188 required by the Ordinance. <br />2. Sod has not been laid upon the site's front yard lying west <br />of the parking lot as proposed on the original concept plan. <br />Page 31 <br />
