Proposed Building Addition:
50,140 square foot addition less 10 percent common area at
one space per 1,000 square feet equates to 45 spaces.
Currently the site illustrates only 136 parking stalls, two of
which are occupied by a trash dumpster. In regard to the 52
stall parking deficit, a Slumberland representative has indicated
that the existing 136 stalls will sufficiently accommodate the
facility's parking demand. Our office does not view the deficit
as a problem, provided adequate land area is reserved for parking
should the need arise.
Screening /Landscaping. Generally all proposed plantings as
illustrated on. the original landscape plan dated May 1987 are
currently in place. Some concern, however, exists in regard to
proposed sodded areas. As shown on the attached site photos, the
front yard lying west of the parking lot has not been sodded as
designated on the original landscape plan. While it appears the
periphery of the site has been seeded for grass, the area
currently exhibits only scattered areas of growth. With the
exception of three Red Maple trees located along the subject
site's northern border, all trees as illustrated on the site plan
have been placed and appear healthy. Additionally, three
Colorado Spruce trees have been relocated directly west of the
facility's parking areas.
Trash. A trash dumpster is currently located in the southwestern
corner of the parking lot. The trash facility location was not
designated upon the original project site plan and is not
visually screened. If the trash dumpster is to remain in its
current location it should be completely enclosed by a structure
constructed of materials compatible to the site's principal
structure.
Accessory Building. As shown on the attached site photos, a
barn -type shed is located directly south of the building's
loading area. The structure had not been designated on the
original site plan.
CONCLUSION
With a few exceptions, the original site plan presents a valid
representation of the site's existing conditions. Noteworthy
issues which do not comply with the said plan and may warrant
attention include:
1. The 136 existing parking spaces fall 52 spaces short of the
188 required by the Ordinance.
2. Sod has not been laid upon the site's front yard lying west
of the parking lot as proposed on the original concept plan.
Page 31
