MINUTES <br />PLANNING COMMISSION <br />November 9, 1989 <br />Mark Malsam,'Country Drive homeowner, was concerned <br />that Brueggemann was not obtaining options on the <br />Country Drive homes at this time. Malsam pointed out <br />that Brueggemann has obtained an option on the Gagne <br />homestead. <br />Brueggeman <br />Commission <br />homeowners <br />sell their <br />Brueggeman <br />the homes, <br />this time. <br />pointed out that the plan before the <br />is a concept plan and doesn't commit the <br />to anything. The homeowners are free to <br />property to someone else if they desire. <br />reported that he is interested in purchasing <br />but is not in a position to acquire them at <br />Malsam asked how he was going to be able to sell his <br />home, pointing out that no one will sell it as <br />residential, and if he sells to a small business, the <br />City will step in and say it is not the right type of <br />business for the area. <br />Costa asked why the homes were not included in the <br />plan. <br />Brueggemann replied that they were included in the <br />concept plan. Brueggemann pointed out that his <br />agreement with the City was for him to acquire control <br />of 60% of the land, which he has done. The homes <br />cannot be acquired until there is enough TIF built up <br />to make that acquisition financially feasible. <br />Pedersen asked the type of tenants Brueggemann <br />anticipated would occupy his buildings. <br />Brueggeman replied that the buildings would be <br />single- story. Examples of tenants he has in similar <br />buildings are publishers, office supply companies, a <br />firm doing 3M warranty work, a firm doing <br />computer -aided design, an insurance agent. Brueggemann <br />anticipated that 25% to 30% of the space would be <br />office with the remaining warehouse or light <br />manufacturing. <br />Brueggemann reported that the buildings would be <br />constructed of precast masonry with some metal and a <br />lot of glass. The buildings would not be identical, <br />but there would be a stream od continuity to them. <br />There would be identification pieces at the driveways <br />and lighting would be consistent, as would signage. <br />Page 8 <br />
