MINUTES <br />PLANNING COMMISSION <br />November 9, 1989 <br />DeLonais pointed out the Planner's concern about truck <br />traffic at the back of the buildings. <br />The architect for the project stated that he agreed <br />that there needed to be adequate manuevering room for <br />truck traffic. The architect reported that the next <br />step would be the development stage, and these types of <br />concerns would be addressed. <br />Brueggeman also pointed out the Planner's concerns <br />about curb cuts and stated that these could be moved to <br />increase the distance between the curb cuts and Nadeau <br />Road. This was another area that would be addressed in <br />the development stage. <br />Drabik asked about truck unloading. <br />The architect reported that truck traffic would occur <br />during normal working hours. The architect also <br />explained the type of businesses that would be tenants <br />generate very little truck traffic, most of which is <br />panel delivery trucks. However, there may be some <br />semi -truck traffic. Proper circulation and turning <br />radius would be provided. <br />Costa asked if Brueggemann had obtained options on the <br />residential homes. <br />Brueggemann replied that he had not. Brueggeman went <br />on to explain the importance of getting tax increment <br />financing on the first buildings to make the purchase <br />of the residential homes feasible. <br />Costa asked what will happen if Brueggemann does not <br />purchase these homes. <br />Brueggemann replied that the homeowners are free to <br />sell their property to whomever they wish. Brueggemann <br />explained that the moratorium on the area has been <br />lifted. Brueggemann reported that he has information <br />on the asking prices for these homes, and the prices <br />seem to tie in with the overall plan for development of <br />the area. However, it is not feasible for him to <br />purchase the homes at this time. TIF is needed to make <br />the redevelopment of the homes financially feasible. <br />Costa asked if the City would condemn the homes. <br />Brueggemann replied that condemnation was not <br />discussed. <br />Page 7 <br />
