LEB Development is beginning this process with a <br />concept plan review for Planned Unit Development. The actual <br />project would be constructed in multiple phases. The area in <br />question was rezoned by the City to Planned Unit Development <br />District this year. <br />ANALYSIS <br />Planned Unit Development is a three stage process of review. Its <br />intent is to encourage a higher level of development project <br />quality by allowing certain performa standards to be negotiated <br />between the City and developer. This report will review the <br />primary issues raised in the Concept Plan Stage, as well as the <br />requirements for Development Stage submission. <br />Land Use <br />'i'he Planned Unit Development District (PUD) allows as principal <br />uses all uses in any of the other zoning districts in the City. <br />However, the review process specifically references Comprehensive <br />Plan objectives for the area, and as a result, any project in a <br />PUD District must comply with these land use goals.
