o Grading and Drainage: Full grading and drainage plans must <br />be submitted at Development Stage for review by the City <br />Engineer. <br />o Development Contract: All aspects of the project will be <br />controlled by a development contract which will include the <br />various plans. <br />Subdivision <br />The developers are requesting subdivision approval as shown on <br />the attached Exhibit C. This will formally split the parcels <br />for Phase I as well as the individual lots for Buildings 1 and 2. <br />The primary issue involved in this process is the provision of a <br />full right -of -way for Nadeau Road. Currently Nadeau Road is <br />constructed in a 33 foot right -of -way. Since it will be serving <br />a single family area and is not accessible from the commercial <br />property, a 50 foot right -of -way width is adequate. It is our <br />understanding that the additional 17 feet of width will be taken <br />equally from both north and south sides of the current roadway. <br />As a result, the subdivision includes the dedication of 8.5 feet <br />of right -of -way on the Phase I side. An additional 8.5 feet is <br />necessary from the Building 3 parcel which is not yet controlled <br />by the Developer. The City may approve the subdivision without <br />the north side dedication, requiring the additional dedication <br />upon application for Building 3 approval. Since the property is <br />zoned PUD, any development of this land will require full City <br />review. <br />SUMMARY <br />The following issues must be addressed as part of either the <br />Concept Plan approval or as an additional requirement of <br />Development Stage application: <br />o Revision and widening of loading area driveway width. <br />o Revision of driveway locations adjacent to Nadeau Road. <br />o Verification of parking supply at Development Stage. <br />o Attention to future phase loading areas at Development <br />Stage. <br />o Attention to access for remnant parcel. <br />o Submission of: <br />- Dimensioned and Detailed Site Plan <br />- Floor Plans <br />- Building Elevations <br />Page 29 <br />
