MINUTES <br />PLANNING COMMISSION <br />DECEMBER 14, 1989 <br />Krienke again repeated his concerns about the loss of <br />property values as a result of the rezoning, and his <br />feeling that the area should be zoned commercial with a <br />buffer zone to Iona Lane of something other than R -1. <br />Suchy again expressed his concerns about the property <br />stakes on his land. <br />The City Planner suggested that Mr. Suchy contact the <br />Building Inspector and the City Engineer about his <br />concerns. <br />Drabik suggested that Suchy put his concerns in <br />writing. <br />Bendel recommended approval of the final plat for <br />Centre Place as presented by ROI /Boosalis Companies <br />subject to the recommendations of the City Planner as <br />contained in his report dated December 12, 1989 <br />contingent on the City Engineer, City Planner and the <br />developer's engineer working out the issue of the <br />cul -de -sac location. <br />Motion seconded by Pedersen. <br />Motion carried 5 - 1. Drabik voted against. <br />PLAN REVIEW Mr. Bob DeBace appeared before the Commission <br />BOB DEBACE requesting a plan review for a 9,000 square foot <br />retail /commercial building at the northwest corner of <br />South Owasso Blvd. and Country Drive. DeBack reported <br />that the building would be wood -frame construction, <br />however, he is not sure as to the exterior at this <br />time, with the possibility being split face block or <br />fluted block with brick facing. DeBace presented the <br />Commission with plans which he described, pointing out <br />that the building would have multi- tenants. DeBace <br />reported that he and Gordie Howe would own the building <br />and rent it out. The building would be divided into <br />four units. <br />The City Planner pointed out that the I -P District <br />requires site plan review. The Planner reported that <br />if the building were used exclusively as office use, <br />the parking would not be adequate. However, with the <br />split use of the building, the parking may be adequate. <br />Page 11 <br />
