MINUTES <br />PLANNING COMMISSION <br />DECEMBER 14, 1989 <br />DeBace pointed out that there is room for additional <br />parking if it becomes necessary. <br />The Planner stated that if a tenant needs a Conditional <br />Use Permit, the parking situation can be addressed at <br />the time the Conditional Use Permit is considered. <br />The Planner stated that the likelihood is that the <br />parking is adequate. <br />DeBace pointed out that if he does not provide adequate <br />parking for tenants, they will move out. <br />Herkenhoff recommended approval of the site plan for a <br />9,000 square foot retail /commercial building at the <br />northwest corner of South Owasso Blvd. and Country <br />Drive as presented by Mr. Bob DeBace and Gordie Howe <br />subject to the recommendations of the City Planner as <br />contained in his report dated December 11, 1989. <br />Motion seconded by Costa. <br />Motion carried 6 - 0. <br />CUP FOR Mr. Burnham Philbrook appeared before the Commission <br />375 LITTLE requesting a conditional use permit to use the existing <br />CANADA ROAD convent building at 375 E. Little Canada Road, which is <br />zoned RB, as non - retail, commercial offices. Philbrook <br />is also seeking approval for off -site parking for 20 <br />vehicles and concept approval for future additions of <br />up to 10,000 square feet. <br />Philbrook reported that he has the building fully <br />leased. There would be two tenants, one being his law <br />practice, and the other Global Volunteers, which is a <br />non - profit organization which sends teens and <br />volunteers to developing foreign countries. <br />Philbrook also described his parking plans outlining <br />the agreement he has reached with St. John's Church for <br />off -site parking. <br />Philbrook also explained his future plan to add a <br />10,000 square foot addition to the rear of the existing <br />building, pointing out that required setbacks would be <br />met. <br />Page 12 <br />
