Phase I of the proposal calls <br />for the construction of a single 31,000 square fool office/ <br />showroom /warehouse to occur on .a 1.9 acre site located west of <br />Country Drive and south of Nadeau Road. The commercial park in <br />question has received general concept plan approval and Was <br />rezoned by the City to a Planned Unit Development District this <br />year. <br />ISSUES ANALYSIS <br />Land Use. The Planned Unit Development District (PUD) allows as <br />principal uses all uses in any of the other zoning districts in <br />the City. However, the review process specifically references <br />Comprehensive Plan objectives for the area, and as a result, any <br />project i.n a PUD District must comply with these land use goals. <br />Of this area, the Comprehensive Plan states: <br />Future development within this district should Lake <br />advantage of the open space and proposed community tr.ai.l <br />along the Water Works aqueduct and county ditch. Low <br />density residential development is recommended for most of <br />the district and should be oriented towards this green <br />strip.
