The proposed land use plan for this area shows an area of <br />commercial use over the entire area from Condit to Country Drive, <br />and from the Water Works to the Quebec Apartments. A copy of <br />this map is included as Exhibit B. <br />The LEB project proposes a series of office /showroom facilities, <br />meeting the commercial use requirement. <br />DEVELOPMENT PLANS <br />The developer has submitted both a concept plan which illustrates <br />ultimate project development and a more detailed, Phase I <br />development plan which illustrates specific details of initial <br />project construction. <br />The concept plan as illustrated on Exhibit D, consists of a <br />total of six buildings, all of which receive their access via <br />Country Drive. While it is understood that the concept plan is <br />conceptual in nature, a discussion of issues which will need to <br />be addressed in future development stages will be provided. <br />Phase I as shown on Exhibit E, illustrates a single 31,000 <br />square foot office /showroom /warehouse lying on a 1.9 acre site <br />located west of Country Drive and south of Nadeau Road. The <br />plan also illustrates the general configuration of a future <br />office /warehouse structure which will mirror the Phase I proposal <br />to the south. <br />Loading Areas. As presented in the concept plan, Buildings 2, 4 <br />and 5 do not define the specific location of loading areas. Upon <br />the development of future phases, the site plan should be <br />modified to include all such loading areas. <br />Phase I of the development which consists of Buildings 1 and 2, <br />exhibits a design which would allow a one -way route to serve <br />flanking loading bays lying between the said structures. The <br />design is well conceived in that it segregates the loading areas <br />from automobile traffic. As shown in detail on Exhibit F, ample <br />width has been provided to allow through circulation at times of <br />full loading area capacity. <br />Parking. While the concept plan's parking supply appears to be <br />roughly adequate for the projected building sizes and use <br />allocations, the parking allotments must be substantiated in <br />future stages of project development. <br />2 <br />Page 44 <br />
