Setbacks. All proposed building and parking area setbacks have <br />been found to conform to minimum Ordinance requirements as listed <br />below: <br />Required Building <br />Setbacks: <br />Required Parking <br />Setbacks: <br />Front (Street) <br />Side <br />Back <br />Front (Street) <br />Side <br />Back <br />40 feet <br />15 feet <br />15 feet <br />5 feet <br />5 feet <br />5 feet <br />Grading, Drainage and Utilities. Full grading, drainage and <br />utility plans must be submitted at development stage for review <br />by the City Engineer. <br />The developer has submitted a preliminary grading and utility <br />plan for proposed Phase I. The plan will be subject to the <br />review and comment of the City Engineer. <br />Signage. Prior to development stage approval, the developer must <br />submit a detailed signage plan indicating the type, size and <br />location of all signage which is to occur upon a subject site. <br />The submitted Phase I site plan indicates that a monument sign is <br />to be located at the building's entrance from Country Club Drive. <br />In addition, individual tenant signage is to be provided at each <br />building entry. While the proposed signage is considered <br />generally acceptable, consideration should also be given to <br />providing pavement and /or upright signage along the one -way <br />service route. The sign(s) would provide a means of removing <br />possible vehicular circulation conflicts. As stated earlier, the <br />developer should submit a detailed signage plan prior to final <br />development approval. <br />Lighting. Detailed lighting plans must also be submitted as part <br />of the development stage submission. While the submitted Phase I <br />site plan does indicate general lighting locations, a detailed <br />plan must be submitted to ensure that all lighting is so arranged <br />as to reflect light away from abutting residential uses and <br />public rights -of -way. <br />Building Materials. All buildings in this area are subject to <br />the construction requirements of the Commercial District. As <br />shown on the submitted building elevations (Exhibit I), the <br />proposed Phase T structure is to be constructed of pre -cast <br />concrete panels with substantial glass exposure to the north. <br />Decorative concrete block will also be provided as visual accents <br />to building entrances and corners. <br />4 <br />Page 46 <br />
