4. All development stage applications include the following: <br />a. Dimensioned and detailed site plan. <br />b. Floor plans. <br />c. Building elevations. <br />d. Grading and drainage plans. <br />e. Signage and lighting plans. <br />f. Landscape plans. <br />5. Detailed signage and lighting plans for Phase I are <br />submitted prior to final project approval. <br />6. Phase I grading and utility plans meet the favorable <br />approval of the City Engineer. <br />7. A bituminous curb is provided along the Phase I southernmost <br />parking bay until such time when adjacent southerly <br />development occurs. Additionally, a temporary fence should <br />be provided directly south of the said parking bay to <br />visually screen adjacent parked vehicles. <br />8. Consideration is given to providing pavement and /or upright <br />signage proximate to the Phase I loading area.
