MINUTES <br />PLANNING COMMISSION <br />DECEMBER 14, 1989 <br />retained by the School District to build upon. <br />The City Planner replied that there was enough land <br />left for that possibility to occur. <br />The Planning Commission expressed concern that there <br />was not a representative of the School District <br />present. <br />The City Planner reported that an attorney representing <br />the School District contacted him informing him that he <br />had a prior commitment. The Planner reported that the <br />matter is very important to the School District, <br />however, the proposal is straight- forward and there is <br />not a lot of additional information that would be <br />gained by having a representative of the District <br />present. <br />Pedersen recommended approval of the property division <br />of the Capital View site as requested by Independent <br />School District #623 subject to the recommendation of <br />the City Planner as contained in his report dated <br />December 12, 1989. <br />Motion seconded by Drabik. <br />Motion carried 5 - 0. There was one abstention by <br />Herkenhoff. <br />PLAN REVIEW Mr. Jim Noreen, architect representing LEB Development, <br />LEB as well as Bob Murray, appeared before the Commission <br />DEVELOPMENT requesting plan review for a 31,000 square foot <br />office /showroom building at the southwest corner of <br />Country Drive and Nadeau Road. Noreen reported that <br />the site for the first building is approximately 1.9 <br />acres, while the entire site consists of approximately <br />10 acres. <br />Costa asked if LEB Development owns the 10 acre site. <br />Noreen replied that LEB Development has in excess of <br />60% of the property under control. <br />Bob Rudy, Condit Street, asked his status with regard <br />to the project. <br />Murray replied that LEB Development was required to get <br />60% of the property under their control, and they have <br />Page 3 <br />
